Do I need a real estate agent? Oh, my goodness. I feel like I want to stretch for this one. Here’s the answer.

Yes, you absolutely do. You wouldn’t send your kids to a school that didn’t have teachers. You wouldn’t get surgery from someone who’s not a physician. You wouldn’t get your teeth done by someone that’s not a dentist. You wouldn’t have your sink fixed by someone that wasn’t a plumber.

Why would you ever enter into one of the biggest financial transactions of your life without the appropriate professional? Now, that doesn’t mean that you don’t need to search for someone that is qualified that you like working with. That has the experience, and that can get you from where you are to where you want to be. Of course, that’s important. So you define that agent.

I suggest you start with me and see how we match up. But Besides that, you absolutely need someone representing your interests. There is so much that comes along this process that people aren’t prepared for so many times. I see people attempt to sell their homes on their own. It’s not impossible.

But I’ll tell you what, the chances that you’re going to get the same purchase price for your home without an agent that you would with is very unlikely. On the average, studies show 11%, I believe, is the number more 11% higher of a purchase price an agent will get for you than if you sell the home yourself. So please don’t step over dollars to save times. It’s not worth it. There is also so much legality involved in these contracts you enter into.

They’re legally binding purchase and sales contracts. Addendums all these things that can come up that the stress alone is not worth it. But I understand the inclination to save money. What you want to do is make the most you can off of your most important asset. An agent can help you do that.

I can negotiate numbers and have conversations based on factual data based on comparable properties that you just don’t have access to. That’s my job. I can set you up with home searches that you wouldn’t readily be able to get, because when you look online at typical websites, you can’t be certain that those homes. In fact, if you’ve done this at all, you know that if you’ve gone on ABC website, let’s say, and you find a home that lists for sale and you contact me and you want to see it.

And I do just a second of research.

I can tell you that home is no longer for sale. It was already sold or it’s pending, or it’s an inspection period, or, you know, it was in contract and it fell out of contract. I can find out why. That’s my job. I am here to protect you.

I am here to take the stress away. I am here to get you the best deal for the home that you’re selling or the home that you’re buying. That’s what I do. My experience in the past as a lender can help you there, too. I know the verbiage used.

I understand process and underwriting. I know if there’s a problem with your lender, I can hear it in their voice, and I can figure out what that is and what we need to do to get you to that closing table. A real estate agent is extremely important. I understand this process is emotional. That’s the thing.

That’s the thing that nobody likes to admit to you when you have an emotional attachment to the asset that we’re talking about, whether it’s the new home you fell in love with or the home you’ve loved for years. Sometimes it becomes very difficult for that person to sort of separate themselves from the deal at hand to their heart. And I get that. But that’s why you need someone that can put all those feelings, those emotions, your deepest desires and goals here for home ownership and keep them right here with you and then step outside that and come forth with professionalism and experience and know how to get you from where you are to where you want to be.

That’s why you need a real estate agent.

Don’t step over dollars to save dimes. Don’t do it. Find a good agent, someone that you like working with, someone with experience and someone that gets this process, and that can help you. And that’s what I can do for you.
